How to get a referral payment
Are you a Real Estate Agent, Homeowner, or Twinity Client? You are eligible for a referral payment! Refer a homeowner to Twinity for vacation rental property management services and you’ll receive a referral payment approximately 30-45 days after their home goes live on twinityproperties.com. Depending on the size of the property, it can range from $500 to $1,500*.
If you refer more than one property, you will earn $250 per additional property for the first 5 referrals, and $500 per additional property after 5 referrals.

*Referred properties with 2 bedrooms are eligible for a $500 referral payment, $1,000 for 3-4 bedrooms, and $1,500 for 5 or more bedrooms.
Only Referred Properties in the United States and Mexico are eligible for the Programs.
Referral Program Terms and Conditions

Referrals made after the date of the most recent update are subject to the terms and conditions below. Referrals made prior to the most recent update are subject to the terms in effect on the date the referral was made.
Twinity’s Referral Program allows eligible participants to earn referral payments by referring new eligible homeowners to Twinity. A participant can earn referral compensation when a referred owner signs a Twinity agreement for vacation rental property management and the property is available to receive bookings on TwinityProperties.com
Your submission of a referral through a Referral Landing Page on the TwinityProperties.com website constitutes agreement to these terms and conditions. As used in these terms and conditions, the term “Twinity” includes ESCORP Rentals LLC and any subsidiary or affiliate of ESCORP Rentals LLC.
How to Earn Referral Compensation
A Real Estate Agent, Homeowner, or Twinity Client may participate in the Referral Program by submitting to Twinity, through its website, the contact information (email address, telephone number, and/or mailing address) of a Referee.
If the Referee signs an agreement with Twinity to manage Referee’s property as a vacation rental (the “Referred Property”) within twelve months after the Real Estate Agent, Homeowner, or Twinity Client submits the Referee’s name and contact information to Twinity, and all terms and conditions of the Program are fulfilled, Twinity will pay a referral amount to the Real Estate Agent, Homeowner, or Twinity Client, approximately 30-45 days after the Referred Property is available to receive bookings through TwinityProperties.com
If the Referee signs an agreement with Twinity for full vacation rental property management services, the Referrer will earn a referral payment as shown below:
- 2 bedrooms: $500
- 3-4 bedrooms: $1,000
- 5+ bedrooms: $1,500
In addition, Referrers will be eligible for additional earnings if they refer more that one property for full vacation rental property management services, as shown below:
- 1st referral: $0
- 2nd-5th referral: $250/referral
- 6th+ referral: $500/referral
For example, if a Real Estate Agent refers 9 properties, they all sign an agreement with Twinity, and if the rest of the program requirements are fulfilled, the Referrer will earn the following additional payments: $250*4 = $1000 (referrals 2 to 5) + $500*4 = $2000 (referrals 6 to 9), for a total of $3000 in additional earnings.
Twinity Clients are defined as homeowners, investors, or other entities that have an active contract with Twinity for vacation rental property management services.
If a Referee terminates their agreement with Twinity within 30 days after the Referred Property is available to receive bookings on TwinityProperties.com, no referral compensation will be granted.
Only Referred Properties in the United States and Mexico are eligible for the Programs.
The referral payments are only available to new homes for Twinity. Change of ownership homes are not eligible for a referral payment
Specific Terms and Conditions
Eligibility for Real Estate Agents. The Program is open to real estate licensees in good standing who hold an active real estate license in a jurisdiction in the United States or Canada (a “Real Estate Agent”).
Except as otherwise permitted by law, a referral compensation is not payable to a Real Estate Agent or Broker for the referral of a property in a jurisdiction in which the Real Estate Agent is not licensed.
Disclosure. Any such submission shall be considered an affirmative declaration by the Agent of her/his eligibility to make that submission under all applicable local, state or federal law.
Referral Compensation Paid to Brokerage or Firm. Any referral compensation will be paid to the Real Estate Agent’s broker or firm if the individuals are indeed representing a Brokerage or Firm.
Definition of a “Referee” for the Referral Program. A “Referee” is a referred person who (1) owns a property that is used as, or would be eligible for use as, a vacation rental, and (2) is not at the time of the submission already under contract with Twinity for vacation rental property management services and is not already engaged in discussions with Twinity about property or rental management
Additional Terms and Conditions
Disclosure to Referee. Twinity may disclose to the Referee the identity of the Real Estate Agent or Homeowner who submitted the referral to Twinity.
Multiple Owners, Multiple Properties, and Multiple Referrals. If a Referred Property has more than one owner, only one owner will be treated as a Referee for purposes of the Program. After an initial referral of the Referee, you may earn additional referral compensation for each additional separate property owned by the Referee if the Referee chooses Twinity to manage that property. These additional referrals can happen all at once or over time. If more than one person refers the same Referee (or co-owner of a Referred Property with a Referee), Twinity will issue any applicable referral compensation to the person who Twinity in good faith determines was the first to submit Referee’s information to Twinity.
Documentation Required for Compensation. In order to receive referral payment, you must complete a W-9 and Payment Authorization Form. If you wish to receive a check versus a direct deposit of funds, a mailing address should be included in the W9. If you would like to receive payment via direct deposit, a copy of a voided check or a bank letter confirming the routing and account number is required.
Tax Consequences. The Real Estate Agent, Homeowner, or Twinity Client, is responsible for the tax consequences, if any, that arise out of receipt of referral compensation.
Severability. If any provision of the terms and conditions for the Referral Program is held to be invalid or unenforceable, the validity and enforceability of the remaining portions shall not be affected.
Good Faith. Twinity may withhold or refuse to pay a referral if it believes that a Real Estate Agent, Homeowner, or Twinity Client is acting in bad faith or contrary to the intent of the Program, for example, by submitting names of owners to which the referring person has no relationship.
Changes to, and Termination or Suspension of, Referral Program. Twinity may make changes to these terms and conditions, or suspend or terminate the Referral Program, at any time without prior notice, provided however that to the extent permitted by law, Twinity will honor any referral that has fully qualified for a referral compensation as of the date the change, suspension, or termination takes effect. If Twinity modifies these terms, the changes will be posted on TwintyProperties.com and will be effective upon posting. Continued participation in the Program following any modification will constitute consent to such modification.
Employees. Twinity employees are not eligible to participate in the Programs.
Self-Referrals. A Real Estate Agent, Homeowner, or Twinity Client is not eligible for a Referral Payment for referring herself or himself to Twinity; including any legal entity to which they have an ownership interest in.
