• Please note that though the listing shows 12 beds, there are only 6 actual beds. The 3 “single beds” are 3 twin-size foldable beds, and there are 3 queen-size sofa beds, and 1 crib.

• Please be mindful that the top bunk bed has a weight limit of 200 lbs.

• We own another property on the same street. Have more than our 20 guest max? You can also book that to sleep up to 32 guests!

• For the hot tubs, the maximum temperature is 104°F. Guests are advised to use the control panel and keep the covers on when not in use to retain heat and maintain cleanliness.

• To keep the yard in great shape, our lawn care team visits every other week. They may stop by during your stay, but don’t worry – they’ll only be working outside and won’t take more than an hour to finish. Please note that this routine service is necessary and it’s hard to reschedule.

• This property includes a pool/hot tub outside. Please understand that since the pool/hot tub is outside in the garden, some leaves or debris from nature may fall into the pool/hot tub. Rest assured that we do pool/hot tub maintenance twice per week and we remove all debris after every reservation. However, some debris may fall into the pool/hot tub after we have cleaned it. Our swimming pool/hot tub maintenance team will visit twice per week to clean the pool/hot tub and take care of any necessary upkeep. They might stop by during your stay, but please rest assured that they’ll only be working outside and won’t disturb you. This maintenance is essential to ensure the pool/hot tub remains in great condition for you and future guests.

• To ensure proper pool maintenance, please do not turn off the outdoor hose bib/tap, as it controls the automatic pool water filler. If the valve is closed, guests may be responsible for any resulting damage to the pool equipment and additional cleaning costs.

• For non-Airbnb and non-HVMB reservations: We are committed to protecting our properties and staying up to date with short-term rental regulations, which is why you will be asked to complete our independent verification process. Before your booking begins, you will need to verify your details with us to finalize your reservation. You will be contacted via email and/or text by Truvi to complete the verification. You will also need to pay a non-refundable damage waiver fee, which covers any accidental (non-intentional) damage during your stay.

• By booking with us and continuing with this reservation, you automatically agree to the waivers, disclaimers, disclosures, and any other matter stated in this document: Release and Waiver of Liability Agreement.
